Mold remediation is not just wiping a wall with bleach. Done properly, it is a process that removes the mold, keeps it from spreading to other rooms, and addresses the moisture that let it grow. In Florida, the person who does that work for a fee is expected to be a licensed mold remediator.

What a remediation job usually includes

  • Containment. Plastic sheeting and negative air machines can keep dust and spores from drifting into clean parts of the house while work is underway.
  • Removal. Porous materials that are affected, such as drywall, insulation or carpet padding, are often cut out and bagged. Hard surfaces like framing can usually be cleaned.
  • Cleaning and drying. Surfaces are cleaned with HEPA vacuums and damp wiping, and the area is dried fully.
  • Moisture repair. A leak, a clogged drain line or a bad vent has to be fixed, either by the remediator or another trade, or the problem returns.
  • Follow up. Many jobs are rechecked afterward to confirm the area is back to a normal condition.

Small jobs and big jobs

EPA guidance generally says small areas, about 10 square feet or less, can often be handled by a homeowner who takes basic precautions such as gloves, eye protection and a mask. Anything bigger, anything in the air conditioning system, or any mold that follows flooding or sewage should go to a professional. If you or someone in your home has health concerns, it is smart to let a professional do it.

Ask what exactly will be done

The EPA generally does not recommend bleach as a routine mold cleaner, and a spray that does not remove the growth or fix the moisture is not a full solution. Ask what will be removed, cleaned or replaced, and how they will tell it worked.

Florida licensing and the conflict rule

Florida licenses mold professionals through the Department of Business and Professional Regulation under Chapter 468, Part XVI of the Florida Statutes. There are two separate licenses. A mold assessor inspects, tests and writes up what needs to be done. A mold remediator does the cleanup and removal.

Section 468.8419 also sets a conflict of interest rule. In general, a company that assessed a building may not perform remediation on it within the following 12 months, and a company that remediated a building may not do the assessment, with limited exceptions. The idea is simple consumer protection. The person who tells you what is wrong should have no reason to make it sound bigger so they can sell you the fix, and the person doing the cleanup should not be grading their own work.

In practice you may hire two companies, one to assess and one to remediate. Laws change, so confirm the current rules with the licensee, and look up any license on the DBPR website.

What it costs

Cost swings with the size of the area, the materials affected, how hard the space is to reach, and whether the work has to be contained. A small, simple area can run a few hundred dollars, and larger affected areas or jobs that open up walls can cost several thousand or more. Compare written scopes, not just totals. If a quote is much lower than the others, find out what it leaves out.

If you do not yet know how far the mold goes, start with mold inspection and testing. If the cause was a leak, see water damage and leak follow up.

Common questions

Will mold come back after removal?

It can, if the moisture that fed it is still there. That is why a good job includes finding the source and fixing it, and why a follow up check is worth asking about.

Is homeowners insurance likely to pay for mold removal?

Coverage varies a great deal. Many Florida policies limit mold coverage or tie it to a covered water loss. Read your policy and talk to your agent or insurer. We cannot tell you whether a claim would be paid.
