Clean, dry attic in a Florida home with roof trusses and blown in insulation under natural light

Why mold shows up so often on the Treasure Coast

Mold needs moisture, and Florida supplies plenty of it. Summer humidity, afternoon storms, a roof that has taken a few hurricane seasons, and air conditioning that runs most of the year all add up. When water gets somewhere it cannot dry out, such as behind a wall, under a sink or in the attic, mold can follow. The CDC and the EPA both say the same thing about the fix: find and stop the moisture first, because cleaning without fixing the source does not last.

A first step can be a mold inspection by a licensed assessor, who looks for the source and writes up what needs to be done. If you already know where it is, see mold remediation and removal. Florida also has a rule that keeps the person who tests from being the person who sells the cleanup, and we explain it on our how it works page.

Common questions

Who is allowed to inspect for mold and remove it in Florida?

Florida licenses mold assessors, who inspect and test, and mold remediators, who do the removal, through the Department of Business and Professional Regulation under Chapter 468, Part XVI of the Florida Statutes. You can check a license on the DBPR website before you hire.

Can the same company test for mold and then remove it?

Generally not on the same job. Florida law bars a mold assessor's company from doing remediation on a building it assessed within the prior 12 months, and the reverse for remediators, with limited exceptions. It is a consumer protection, so the person who tells you what is wrong has no reason to oversell the fix. Check the current statute or ask the licensee about it.

Do I need a mold test to know I have mold?

If you can see it, a test is not usually needed to confirm it. An assessment is most useful when you smell mold but cannot find it, when moisture may be hidden, or when you want a written plan and a follow up check after the cleanup.

What does mold removal cost in Vero Beach?

It varies a lot. A small, easy to reach area can cost a few hundred dollars, while larger areas, attics and air handlers can run into the thousands. A licensed professional who has seen the space can give a real number.
